I have a tenant with section 8. How do I know how much of a raise I can get? Is there a website or organization that deals with this? Somebody mentioned the name hershkowitz in Williamsburg? Any contact info for him?
We are now getting way below market value and we just got a letter stating that their portion will go down drastically. But the total will be remaining the same.

Not sure if this is the case in NYS but I believe you have to have the property assessed and get comps to show the market value. This is not cheap.

Im familiar with nj, not ny. NY is notoriously difficult for landlords.
You request an increase in writing (some locations have a specific form) and send it to the caseworker 60-90* days before the end of the lease. Increases are limited to certain percentage per year
I'd try calling section 8 or looking on their website for guidance
*I might have that number wrong

Let me add they are with us a few years and have never gotten raise.
We didn’t know we had to ask for one and now we don’t know how to go about asking for one and how much raise I can ask for and expect to get

It is your responsibility to file for an increase. That is done by the landlord once a year, before your tenant's lease expires. As an above poster mentioned if its a rent stabilized apartment the amount you can increse is regulated.
Most of this info can be found online.
